When we first were looking to create a model that was replicatable at scale we wanted to tackle the issue of the oil change basements that seem to be a thorn in the sides of many local zoning officers. I came across a 1940’s Shell Gas station in Gettysburg Pennsylvania that still had the original “Grease pit” from back in the days of having all your car maintenance done at the gas station.
